Vaughan is the part of York Region where commercial space is still being created rather than recycled. New plazas along Highway 7 and Rutherford, the towers going up around the Vaughan Metropolitan Centre, the retail around Vaughan Mills, and a very deep stock of employment-land units through Concord and Woodbridge. Approvals
Vaughan is in York Region, so health approvals go through York Region Public Health while building, fire and signage stay with the City of Vaughan. On new plaza units there is usually a fourth party as well — the developer or landlord, whose fit-out criteria have to be satisfied before the city set is even final.

Working in Vaughan
A lot of Vaughan's newest restaurant space is genuinely bare — a slab, a demising wall and a stubbed service. That is a good thing for layout and a hard thing for budget, because exhaust, tempered make-up air, the gas line and under-slab drainage all have to be built rather than inherited. It is the single largest swing in a Vaughan quote, and it is knowable on the first site walk.
The other Vaughan job we get asked about constantly is building into a business that cannot close. Our Vaughan gas station project is exactly that: a take-out quick-service kitchen built into the back of a convenience store that stayed open the whole time, with under-slab drainage, an exhaust hood and make-up air, a walk-in cooler, a service window and a drive-thru menu board delivered in four weeks. Phasing work like that is a scheduling discipline, not a special service.
