Insurance Office Fit-Out — Richmond Hill

Full interior fit-out of an insurance office in a multi-tenant Richmond Hill office building.

Approximate scope

Roughly 2,000 square feet delivered in four weeks — reception, a corridor of glazed private offices, and an open work area. Turnkey cost worked out to approximately $75 per square foot.

Scope of work

  • Full-height black-framed glass partitions and glass office doors along the private-office corridor, including frameless glass sliders
  • Reception feature panel in large-format marble-look porcelain slab with a solid walnut surround
  • Custom millwork — white base cabinetry with walnut counter at reception, plus a full-height custom storage wall
  • Timber-plank feature wall in a corner private office
  • Luxury vinyl plank flooring throughout
  • New pot lights and LED panel lighting; existing T-bar ceiling grid patched and re-tiled around the new partition lines
  • Painting, roller shades, baseboard and final finishing

During construction

Both trades below ran inside the same four-week window. Glass partition layout was set off the finished floor line, so flooring went down before the glass went up.

What an office fit-out costs relative to a restaurant

At roughly $75 per square foot, a professional office fit-out at this finish level lands well below restaurant build-out rates. A full-service restaurant of the same size typically runs $180–300 per square foot, because the cost sits in kitchen ventilation, make-up air, gas, grease interceptors, fire suppression and health-department approvals. An office tenant is paying for glass, millwork, lighting and finishes — not for that mechanical complexity. It is the same delivery system and the same trades; the scope is simply lighter.
