Bubble Tea Build-Out — Vaughan Mills Plaza

Approximate scope

Compact bubble tea concept, roughly 800 to 1,200 square feet. Bare retail unit converted into a fully equipped, brand-standard tea bar with high-volume service line.

Buildup's role

General contractor from bare unit through to opening day. Pre-construction site walk, trade coordination across plumbing, electrical, refrigeration, and millwork, equipment delivery sequencing, and final inspection coordination with the local building department and Public Health. The architect issued the permit drawings; Buildup managed the build and municipal inspections.

Challenge

The service line had to support sub-90-second order times, which drove the equipment layout, the refrigeration mix, and the placement of water filtration. The landlord's existing plumbing rough-ins did not match the concept, so additional in-slab work and coordination with the landlord's property manager were required before the trade sequence could start.

Timeline

Seven-week construction window, sequenced to land the equipment and signage installs ahead of the operator's planned soft launch.

Outcome

Delivered substantial completion in seven weeks. Plumbing, refrigeration, water filtration, and brand-standard millwork were installed, the service line was tested for throughput, and the unit passed Public Health and final building inspections in time for the planned opening.
